What co-hosting actually means

Co-hosting is an arrangement between a host and a co-host to share the operational roles involved in running a serviced accommodation, short-term or holiday let property, such as an Airbnb.

It sits between managing a property yourself and handing it over completely. Many hosts come to it because the admin has become too much to manage alone rather than because the property is not working. You keep your listing and the reviews you have already earned, and stay as involved as you want to be, with an experienced co-host alongside you.

At Urban Hideaways we offer both co-hosting and full management. Under co-hosting we typically take on guest communication, pricing, listing optimisation and marketing, though the split is not fixed. Some hosts keep the parts they enjoy, such as meeting guests on arrival, and hand over the rest. Tell us what you would like to keep and we will build an arrangement around it.

This is the arrangement we offer most often, and the one that tends to work best on both sides because our systems and workflows are built around these roles. Everything that needs a person at the property stays local to you, which is exactly what lets us co-host anywhere in the UK. Under full management, in the areas we cover, we take those on as well. If you would prefer a different split, tell us what you had in mind and we will put a package together.

Why we recommend leaving it to us

Pricing is the hardest part of a short let to get right, and it is often the difference between a strong year or an average one. It is not a number you set once. Demand shifts, changing seasons, the day of the week, local events and direct competitor pricing all influence the market rates.

We review and adjust pricing daily against market conditions. Rates rise when demand appears and come down enough to fill nights that would otherwise sit empty. We take out the guesswork.

Before onboarding we discuss your expectations and agree a suitable minimum nightly rate we will not go below.

Who it suits

When to consider if co-hosting is right for you

Co-hosting works when you have the time and the appetite to hold up your side of it. Changeovers have to happen on the day and to a standard, regardless of the day of the week. Linen has to be ready. A maintenance issue on Friday needs someone on it by Saturday.

If you are comfortable with the commitment, co-hosting is the option for you. Where it is not, full management will produce a better result for the property and a quieter life for you, and we would rather say so at the enquiry stage than watch reviews slide.

Everything we take on under co-hosting can be done remotely. Pricing, guest communication, listings, marketing and calendars need data and attention rather than someone within driving distance.

That means we can co-host a property anywhere in the country. The feet on the ground work stays with you and your team

Yours. You remain the host, the account stays with you, and the reviews and rating accrue to you. We work inside your account rather than moving the property into ours.

We recommend that pricing is managed by us. We monitor and adjust pricing daily by reviewing market data against the property’s performance. What you do set, with us, is a minimum rate we will not price below. We discuss your expectations before onboarding and agree that floor in writing.

Cleaning, linen, restocking and repairs usually stay with you under co-hosting, and full management is the option where we take those on. The split is not fixed, though. If you would like us to cover part of it, tell us what you need and we will look at putting a package together.

Yes. Co-hosting can be entirely remote, so we take on properties across the UK. Full management is currently limited to South Wales and nearby regions including South West England, because it needs to be within distance for our team to travel.

Yes, where the property is inside our full management area. Hosts can start with co-hosting and move across once they decide to move on from managing their property.

Co-hosting is 10% of gross booking revenue compared to 15% for full management. No onboarding fee. No Retainer.
