From first message to first guest, in three steps
Projection and assessment
Fill in the projection form. We will build an income projection from comparable properties nearby and arrange to see yours to assess how it is likely to perform.
Agreement and onboarding
Once we agree to work together we sign the management agreement and get the property ready, including safety and compliance checks, then build and optimise the listings.
Live and running
Pricing and minimum stays reviewed daily, guests handled from enquiry to review, changeovers run to a written checklist, and one clear statement each month.
What changes when you switch to letting short-term
Income is the usual reason owners start looking at short letting. For plenty of them it turns out not to be the main one.
- Payment is taken before arrival, so rent arrears are not the risk they are on a tenancy
- Rates move with demand to maximise revenue rather than being fixed
- You keep access. Block dates for works or for your own use
- The property is professionally cleaned and inspected between every stay. Maintenance issues are identified early and resolved
- Guests leave on the date the booking ends. No occupation contract, no evictions. Problematic guests can be asked to leave at any time
- Guests are screened, sign an agreement and provide a security deposit
Compliance kept current
Gas, electrical and fire safety completed before the property is listed and kept up to date afterwards, along with the paperwork that goes with it.
Rates that move with demand
Pricing is reviewed daily against local demand, competing supply and what events are on that week. We manage minimum stays to optimise occupancy so single night bookings do not get in the way of longer, higher value stays
Listed where the bookings are
Airbnb, Booking.com, Vrbo and our own direct booking site, with the listing written for the property rather than pasted from a template, and calendars synchronised so the same dates cannot sell twice.
Every booking screened
Verified identification and a signed rental agreement before a booking is confirmed, with a damage deposit authorised where the property calls for one. Only genuine guests who will respect the property can stay.
Fully hands-off management
You do not deal with the day to day. The bookings, the guests, the suppliers and the problems that arrive at inconvenient hours are all ours. What you get back is your time.
You stay informed
A statement each month covering what the property earned, what it cost and what is coming to you. If something goes wrong in between you hear it from us, along with what we did about it.

How do you decide the nightly rate?
Rates are reviewed daily against local demand, competing supply, occupancy and events in the diary. Rates may swings hard around match weekends, concerts and local events, and pricing that ignores the fixture list leaves a lot behind.
Who stays in the property?
Families, couples, groups, people working away and occasionally companies or insurers booking on behalf of someone else. The type of guest that books can vary according to location and property type.
What happens if a guest damages something?
Wear and tear, and accidents do happen, but in the rare case where damages beyond normal use occur, we will handle claims against the guest for you.
For additional protection for both the property and guests, we recommend that a suitable serviced accommodation/short-term let insurance policy is taken out.
How often is the property cleaned?
Between every stay, to the same written checklist, with fresh linen and towels each time. Multi-week/month bookings include mid-stay cleans.
What does short let management cost?
Full management is 15% of gross booking revenue and co-hosting is 10%, both published on our pricing page. Furnishing and professional photography are optional extras.
Do you manage properties outside South Wales?
Yes. Full management is available across South Wales and nearby regions including South West England, where a property is within travelling distance of our teams. Co-hosting is available nationwide, with cleaning and maintenance arranged locally by the host.
