Fill in the projection form. We will build an income projection from local comparables and arrange to see the property to assess how it is likely to perform across a full year.
Agreement and onboarding
Once we agree to work together we sign the management agreement and get the property ready, including safety and compliance checks, then build and optimise the listings.

Pricing reviewed daily, guests handled from first enquiry to final review, changeovers run to a written checklist, and revenue, occupancy, costs and your payment itemised in one statement each month.

Guests are varified
Before arrival, Guests submit IDs, sign a rental agreement and authorise a security deposit where the property calls for one. Holiday lets draw groups more often than tenancies do, so this matters more here.
A property in use is a property looked after
Cleaning to a written checklist and inspected between every stay. Wear and maintenance surface early rather than at the end of a tenancy.
You are kept in the picture
A statement each month covering what the property earned, what it cost and what is coming to you. If something goes wrong in between you hear it from us, along with what we did about it, rather than finding out later.
Asked and answered
Can I still use the property myself?
Yes. Dates you want to use the property can be reserved and blocked across every channel so no guest can book them. We only ask for reasonable notice so we can manage availability without cancelling on a guest.
Will letting it remove the council tax premium?
Only if the property meets the criteria for business rates: available to let 252 nights a year and actually let for 182 in Wales, for England a property needs to be available for 140 nights and let for 70. Letting it occasionally does not change the position.
What if a guest damages something?
For every booking, guests provide IDs and signs a rental agreement, and we hold a refundable security deposit where the property calls for one. This helps to screen out potentially problematic guests and ensure the property is respected. Wear and tear, and accidents do happen, but in the rare case where damages beyond normal use occur, we will handle claims against the guest for you.
For additional protection for both the property and guests, we recommend that a suitable serviced accommodation/short-term let insurance policy is taken out.
Who stays in the property?
Families, couples, groups, people working away and occasionally companies or insurers booking on behalf of someone else. The type of guest that books can vary according to location and property type.
Do you manage properties outside South Wales?
Yes. Full management is available across South Wales and nearby regions including South West England, where a property is within travelling distance of our teams. Co-hosting is available nationwide, with cleaning and maintenance arranged locally by the host.
